Sky Lake Gardens
Official Community Overview and Governance Statement
Sky Lake Gardens No. 3 is a residential condominium community located in North Miami Beach, Florida. Established during the mid-1960s, the property reflects the development period in which South Florida experienced significant residential growth, resulting in the creation of garden-style condominium communities designed for long-term residential use and shared ownership living.
From its inception, the community was planned as a functional and residentially focused development, characterized by low-rise buildings, landscaped common areas, and pedestrian-friendly open spaces. The intent of this design was to support a stable residential environment centered on shared maintenance responsibilities and collective property stewardship among unit owners.
Like many condominium associations within Miami-Dade County, Sky Lake Gardens No. 3 has operated for decades under evolving statutory requirements, including the Florida Condominium Act (Chapter 718, Florida Statutes), as well as applicable county and municipal regulations. Over time, the Association has adapted its governance practices, maintenance standards, and administrative procedures to align with changes in law, safety requirements, and industry best practices for condominium management.
The Association is governed by a duly elected Board of Directors, who serve in accordance with the Association’s Declaration of Condominium, Bylaws, and applicable Florida law. The Board is responsible for overseeing the maintenance and operation of the common elements, approving budgets, managing vendor contracts, and ensuring compliance with statutory obligations, while acting in the best interests of the unit owners as a whole.
Sky Lake Gardens No. 3 continues to prioritize the preservation and maintenance of the property, with emphasis on long-term structural integrity, fiscal responsibility, and regulatory compliance. Ongoing efforts focus on maintaining essential infrastructure, supporting planned maintenance and reserve funding, and ensuring that the community remains safe, functional, and well-managed.
The objective of the Association remains consistent: to maintain the common property, uphold transparent governance practices, comply with all applicable legal requirements, and preserve Skylake Gardens No. 3 as a stable and sustainable residential community for current and future unit owners.
