What voting privileges do I have in the condominium association?
The owner of each individual unit is entitled to cast exactly one vote at all association meetings and elections (By-Laws Sk... pp. 2, 9). Voting rights cannot be separated from unit ownership (By-Laws Sk... p. 9).
What limitations exist regarding the leasing or renting of my unit?
Renting or leasing your unit is strictly prohibited (By-Laws Sk... p. 14). Units are reserved solely for residential use by the unit owner and their immediate family (By-Laws Sk... p. 14). Guests are not permitted to occupy the apartment if the owner is not present (By-Laws Sk... p. 14).
What is the exact amount of maintenance assessments, and when are they due?
Regular maintenance assessments are determined annually by the board (By-Laws Sk... p. 12). They are split proportionally by unit type and are due monthly, in advance, on the first day of each month (By-Laws Sk... p. 12). Late payments are subject to interest charges and a late fee of $25.00 or 5% of the total payment, whichever is higher (By-Laws Sk... p. 16).
Is the association currently involved in any court cases exceeding $100,000 in liability?
No. The Sky Lake Gardens No. 3 Condominium Association is not currently a party to any active lawsuit or legal claim where the potential financial liability exceeds $100,000.
Am I allowed to keep pets inside my condominium unit?
No household pets of any kind are allowed (By-Laws Sk... p. 15). Dogs, cats, livestock, and poultry are prohibited from being kept inside the units or brought onto the shared property (By-Laws Sk... p. 15).
What are the rules regarding parking spaces and vehicles?
Each unit has an assigned parking space. Commercial vehicles, boats, and trailers are strictly prohibited from being parked or kept anywhere on the condominium premises (By-Laws Sk... p. 15).
